Q: My city is going to regulate or eliminate rentals. What can I do?
A: We've been there before. Visit the website for information and "Warnings" in other jurisdictions. Contact other owners and managers who are affected. VRIA staff may have other resources and, if you like, are available for strategic consulting by phone or on site for a nominal hourly rate.
Q: Will any vacation rentals be excluded?
A: In general no. Our service is not intended to determine which rentals are more desirable than others on the basis of quality, size, costs or location. But Publishers do have the right to accept and reject properties based on those factors; or on the basis of timely payments and guest satisfaction. For example: a publisher of vacation rentals in Florida will not want to list those in Georgia. A publisher of high-end rentals might not want small cabins. Some sites will only allow listings for members be specific to membership in other organizations.
Q: Will VRMLS.org display listings for Guests?
A: In short, no. Our purpose is to facilitate listings not attract consumers. Owners, Managers and Publishers will be able to search and display all listings; their own and those of competitors. Just like real estate agents can see everything for sale on their MLS. But guests will be able to see a list of Publishers on the VRMLS.org website. This is to encourage them to visit the Publishers who support VRIA.
Q: Why would I want other owner/managers to see my listings?
A: Because they can do so anyway by visiting your website, or by viewing your properties on commercial websites. There will be nothing in the VRMLS database that is any more secret than what you already publish.
Q: Supplier membership fees seem to be higher. Why is that?
A: The thinking is that membership is even more valuable to suppliers. Owners can earn good rental income but suppliers can gain many times that amount in revenue from owners they meet through VRIA. Suppliers are bigger businesses. So we ask them to support the work of VRIA.
Q: Why does your organization offer Property Inspections?
A: Not all Vacation Rentals are created equal. You can ask the owner or manager or get references but how can get the real skinny? ASK an unbiased trade association like ours.. We send in an Ace inspector with a long checklist and a camera. They check the property, the resort and neighborhood. Some homes pass. Some don't. Look for the Blue Ribbon Award.
